  2. You need to do the Condo Refinance while you are still living in the Condo. It is eaeisr to get a Cash-out refinance from an owner occupied home than it is a Rental.Once you have the money put it in a 3 month CD that way you don’t spend it and it will help you set you Close of Escrow date on your new home. Once you find the new home and are in escrow. You will need to advertise your Condo as for Rent. Have your new Tenants sign a lease as your new lender will need this lease to give you credit for the income. That way you don’t get dinged for having the mortgage on the Condo for qualifying purposes.I would wait at least 3 months between refinancing the Condo and applying for the new loan. That way on the 1003 application you can honestly answer no to the question about any of the Downpayment funds being borrowed. As you will have proof that the money has been sitting in this CD for the past 3 months.Your credit score will take a slight ding, but that is a transaction cost of doing things this particular way.By the way. The money from the Condo is your sole and separate property right? If it is, by buying this home with your husband your are conceding this money as community property. This only matters in the event of a divorce.
